FSMA Warns Against Unauthorized Financial Entity SE-RE-CO
Belgium's FSMA has issued an alert regarding SE-RE-CO (SERECO), warning consumers that the company is not authorized to offer mortgage credit services.

The Financial Services and Markets Authority (FSMA) of Belgium has issued a formal warning against the activities of the company SE-RE-CO in the financial sector.
SE-RE-CO, which also operates under the trade name SERECO, is based in Belgium at Deken Jonckheerestraat 2, bus 202, 8560 Wevelgem, and operates the website https://bm-sereco.be/nl/. Although the entity is primarily active in the real estate construction sector, FSMA information indicates that it appears to be offering mortgage credit to Belgian consumers.
The regulatory authority emphasized that SE-RE-CO is not a regulated entity and does not hold any authorization or license to provide mortgage credit services on Belgian territory. Consequently, the company is prohibited from engaging in advertising, presenting, proposing, preparing, or concluding mortgage credit agreements.
According to the FSMA, any documentation provided by SERECO may only contain generic, non-personalized information drafted under the responsibility of an authorized lender or credit intermediary. The firm is also forbidden from encouraging clients to contact it for explanations regarding credit documentation. Its lawful role must be strictly limited to introducing prospective clients to a registered lender or credit intermediary.
The FSMA advises consumers to exercise caution and reject any direct offers or proposals for mortgage credit made by SE-RE-CO. Consumers are reminded to verify the regulatory status of financial service providers using the FSMA's official search engine before entering into any agreements.
