FSMA Issues Warning Against Unauthorized Financial Activities of SE-RE-CO (SERECO)

The Financial Services and Markets Authority (FSMA) of Belgium has issued an official warning alerting the public to the unauthorized activities of the company SE-RE-CO, which operates under the commercial name SERECO.
Primarily active in the real estate construction sector, SE-RE-CO is established at Deken Jonckheerestraat 2, boîte 202, 8560 Wevelgem, and runs the website https://bm-sereco.be/fr/. According to findings by the FSMA, the firm appears to be offering mortgage credit services directly to Belgian consumers without holding any regulatory authorization to conduct such financial activities.
The FSMA stated that SERECO is not permitted to conduct promotional campaigns, present, propose, prepare, or conclude mortgage credit agreements. The firm is strictly limited to directing prospective clients to authorized lenders or licensed credit intermediaries, and it may only distribute non-personalized documentation created under the responsibility of those licensed entities. Any activity exceeding this limited referral role requires formal registration with the FSMA.
Consumers are advised to remain vigilant and decline any direct mortgage loan or credit offers originating from SERECO. The supervisory authority encourages the public to check the official FSMA registers via its online search tool before entering into any financial or credit arrangements.
